Expert Advice

Things Worth Knowing

Think About the Future

Planning to move in a few years? Tell me upfront. It changes which loan makes the most sense for you.

Check Your Credit First

Pull your credit before you start shopping. Errors are common — and fixing them before you apply can save you thousands.

Know Your Number

Don't fall in love with a home before you know what you can afford. A quick pre-approval call changes everything.

Think About Resale

School districts, walkability, and neighborhood trends all affect what your home is worth when it's time to sell.

Work With the Right Agent

A good buyer's agent isn't just a door opener — they're your advocate. Make sure they're working for you, not the seller.

Research the Market

Look at recent sales in the neighborhood before you make an offer. That data shapes your bid and can save you real money.

Know Why You're Refinancing

Lower payment? Pay off faster? Cash out? The goal determines the strategy. Let's talk through what makes sense for you.

Rate Isn't Everything

A lower rate doesn't automatically mean refinancing makes sense. Closing costs, break-even timelines, and your plans all matter.

Protect Your Approval

Protect Your Approval

Small missteps during the loan process can cause big delays — or kill the deal entirely. Here's what to do and what to avoid.

✓ Do

Immediately inform the team of any change in your employment, income, or assets
Continue living at your current residence
Continue making your mortgage or rent payments
Keep working at your current employer
Stay current on all existing accounts
Explain any credit blemishes and credit inquiries
Research and choose a homeowners insurance company and program
Understand that the government is involved in the process

✗ Don't

Make any major purchases (car, appliances, furniture, or start home improvement)
Apply for new credit or loans
Consolidate your debt or pay off any collections, loans, credit cards, or charge-off accounts
Close, max out, or overcharge any credit card accounts
Change bank accounts or transfer balances from one account to another
Change your sources of closing funds
Deposit large amounts of cash into your bank account without proper documentation

Not sure if something will affect your approval? Just ask. It's always better to know early.
